MANUFACTURED HOMES

Today’s manufactured homes bear little resemblance to the "mobile homes" or "trailers" of yesterday.
Manufactured homes are factory-built with quality construction that meets rigorous federal safety and construction standards. You have a choice of floor plans and interior options that can range from basic models to elaborate designs featuring vaulted ceilings, drywall, fully equipped modern kitchens, comfortable bedrooms with walk-in closets, and bathrooms with recessed bathtubs and whirlpools.

Our manufacturing partners in Indiana invest time and energy into building a quality product that our residents can be proud of. Take a look at these unfiltered photos of actual manufactured homes SOLD in THRIVE Communities.

BENEFITS of MH LIVIN'

Affordability: the average price of a manufactured home in 2023 was $128,000 versus $540,000 for a new site built home. The average brand new home sale price at THRIVE in 2024 was $73,650

Long-Term Valueobviously, market conditions play a big role in home values. However, manufactured homes typically hold their values the same way traditionally-constructed homes do. This means that when home values increase in a specific region, they increase for manufactured homes as well. Because modern manufactured homes are sturdily constructed,  have great curb appeal, and last as long as other recently-constructed site-built single family homes, this means they they typically hold their value over time just like any other home type.

Energy-Efficient: HUD Code ensures that manufactured homes achieve a prescribed level of energy efficiency, which can save you money on your monthly utility bills. Manufactured homes are required to have insulation within the walls and under the home around its base, energy-efficient windows and high-efficiency water heaters. Inside, kitchens and bathrooms have energy-saving appliances and lighting, as well as water-saving plumbing fixtures and faucets.

Financing Options: the availability of loans for manufactured homes are more attainable now than ever before. We work with lending partners who finance all credit scores and accept down payments as low as 5%.
